The six-room guesthouse on Penzance Avenue sits in Simon's Town, the historic naval base at the southern tip of False Bay, roughly 40 kilometres from Cape Town's city bowl.

Simon's Town is better known as the departure point for Boulder's Beach penguin colony, a ten-minute walk along the shoreline path. The main street offers a compact strip of cafés and the South African Naval Museum, both within easy reach on foot.

False Bay faces east, meaning mornings bring direct sun across the water — an orientation that rewards early risers. The Cape Point reserve entrance lies 20 kilometres south by car, making Seaview a practical base for day trips into the Cape of Good Hope section of Table Mountain National Park.
