Twelve self-catering apartments on Dubrovačka street place guests within Rovinj's residential fabric rather than its tourist-facing waterfront. Each unit includes a full kitchen, balcony or terrace, and garden views — practical for stays long enough to shop at the nearby open market and cook.

Parking is provided on site, which matters in Rovinj's old town fringe where street access is limited and summer traffic backs up along the coastal road. Air conditioning and heating cover both shoulder seasons, when Istria's light is better and crowds thinner.

The old town peninsula, with its hilltop Cathedral of St. Euphemia, sits roughly a ten-minute walk west. Grisia street's galleries and the harbour fish stalls are reachable without a car.
