Carved into the Jabal Sifah coastline southeast of Muscat, The Beach House by JS puts guests directly on a private beach with loungers, umbrellas, and snorkeling and diving access steps from the door. The semi-detached property sits at ground level, keeping the sea view unobstructed from the terrace and balcony.

The full kitchen — oven, microwave, refrigerator, washing machine — suits longer stays, while breakfast can be delivered to the room and food ordered directly to the accommodation. A private pool and kids' pool sit alongside the outdoor dining area and garden.

Jabal Sifah is a planned coastal enclave roughly 60km from central Muscat, quieter than the capital's Qurum beach strip and better positioned for open-water diving. Cycling, hiking, and horseback riding routes extend into the surrounding Hajar foothills.
