Forty rooms occupy the restored student cells of Madrassah Mohammed Rakhim Khan, a theological college built in 1871 inside Khiva's Itchan Kala walled city. The carved ganch plasterwork and original blue-tile courtyard facade remain the dominant architectural feature; Soviet-era conversion stripped the interiors but left the structural bones undisturbed.
The central courtyard doubles as the hotel's garden and primary gathering space, with the restaurant serving Khorezm regional cooking — kazan-cooked plov and lamb dimlama among the staples. A rooftop terrace looks across the compressed skyline of the old city toward the Islam Khoja minaret.
The Itchan Kala's lanes are closed to vehicles after dark, so the 24-hour front desk coordinates airport transfers from Urgench, roughly 35 kilometres northwest, in advance.
