Twenty-four rooms occupy the Georgian townhouse at 39 St Andrew Square, the Edinburgh outpost of the Perthshire estate that defined Scottish country hospitality. The building retains its original plasterwork ceilings and stone staircase, set against a deliberately understated interior of dark wools and aged leather.

The ground-floor bar draws a strong local crowd on weekday evenings — less hotel lounge, more neighbourhood fixture. The kitchen leans Scottish: Borders beef, Orkney scallops, and a whisky list weighted toward independent Speyside bottlers.

St Andrew Square puts guests two minutes from Princes Street and a short walk from the Scottish National Portrait Gallery. The Waverley rail terminus is eight minutes on foot, with direct services to Glasgow and London King's Cross.
